So you’ve chosen to carry out your viewings and why not? Nobody knows your home better than you. However, welcoming a stranger into your home is not something you do every day, but with a little preparation and advice, we’ll see that your viewing runs smoothly.

Preparation Is Key
No lived-in home is going to look like a show home and neither should it. But it is essential to tidy and declutter as much as you can. Anything that is not moving to your new home with you has got to go and now. Don’t be tempted to wait until you’re moving – that extra space you’ve created by clearing might entice a buyer. And you’ll have a little less to do when you come to move.

Make it Sparkle
It is showtime. Make it shine! Once you’ve tidied, it’s time to go to work with the duster. While it’s more work for you, your buyers will see it as less work for them. And less work for them might mean better offers for you.

Kitchens and bathrooms can be deal-breakers, being costly to replace this is something your buyers will have budgeted for or not. So let’s show yours off to it’s best. Wipe down your surfaces, cupboard doors and get the descaler on the sink. Your buyer might want to know what appliances are staying, so be ready with your answers.

Nobody Knows It Like You
Any buyer will find your home attractive for the same reasons that you did. Although you may want to move on to pastures new take yourself back to when you were buying your home, what caught your eye? Also, listen to the person in front of you, put yourself in the buyer’s shoes, and you may find common ground. If they are a young family, they may be interested in outdoor space. A professional may be more interest in a laptop-friendly workspace at home. Be sure to show them how your home can meet their needs. You know it best.

Make Them At Home
While it seems there’s a lot to do, one of the most important things is to give the buyer space. We’ve all experienced an overzealous shop assistant scare us out of a shop, don’t be that shop assistant. Your buyer is about to make a big decision, and pressure will only make it go one way. So relax, take your time and let them take their time.
